Where to Live in Phuket: the best villa neighborhoods for expat families

By PA Real Estate ·

Map of Phuket showing six villa neighborhoods in different colors: 1 Layan, 2 Bang Tao and Laguna, 3 Surin, 4 Kamala, 5 Rawai and Nai Harn, 6 Cape Yamu
Phuket's main villa neighborhoods. Schematic map: areas are approximate.

Phuket is a big island, and where you buy shapes your daily life more than the villa itself. A home on the quiet northwest coast means short drives to Boat Avenue, international schools and golf. A home in the south means a long-established expat community, but a long drive to the airport. A home on the east coast means privacy, calm water and no surf beach at your door.

This guide compares the neighborhoods where most expat families look for a private villa: Layan, Bang Tao and Laguna, Cape Yamu, Surin, Kamala, and Rawai with Nai Harn. For each one you will find the character of the area, what the daily routine looks like, the schools, hospitals, golf, padel and beaches nearby, and the trade-offs people tend to mention.

We are a real estate team based in Phuket, at Royal Phuket Marina, helping buyers from Monaco, France, Thailand and beyond. Many of them first view homes remotely before they travel.

Key takeaways

  • Layan and Bang Tao/Laguna are the most practical areas for families: shops, restaurants, sports and the closest international schools are within about 10 to 20 minutes.
  • Surin and Kamala offer a quieter, more residential feel; both are a drive from schools and the main hospitals.
  • Rawai and Nai Harn have the island's most established expat community, but are the farthest from the airport and the northern schools.
  • Cape Yamu suits buyers who put privacy and sea views ahead of a swimming beach.
  • Drive times depend on where you start in each area: always test the route from the property you are considering.

1. Layan: calm, green and close to the best of the northwest

The character. Layan sits just north of Bang Tao, with a long, quiet beach and far less development than its neighbors. Local guides describe it as calmer than Bang Tao, and it is where several of the island's branded residences are. Google Maps visitors rate Layan Beach 4.6 out of 5; the beach is wide, gently sloping and rarely crowded.

  • 20–30 minto the airport
  • 4.6 ★Layan Beach, Google rating
  • 10–20 minUWC Thailand, HeadStart
  • 25–40 minto the main hospitals

Why families choose it

  • Calm, green and low-density
  • Boat Avenue and Porto de Phuket 5–10 min away
  • Three PA residences in the area

Worth knowing

  • Traffic builds in high season
  • Rough sea and strong currents May–Oct
  • Quiet in low season (many seasonal owners)
Daily lifeShops, restaurants and everyday routine

Boat Avenue and Porto de Phuket, the two main hubs for restaurants, cafés, a food hall and supermarkets, are about 5 to 10 minutes away. Porto de Phuket is rated 4.5 out of 5 on more than 1,300 Google reviews: reviewers like the mix of restaurants and a good supermarket, and mention that it is on the upscale side. Away from these hubs, grocery options are limited, so most households do a weekly drive.

SchoolsInternational schools nearby

UWC Thailand and HeadStart are the closest international schools, typically 10 to 20 minutes away. BISP (British International School Phuket) is in Koh Kaew near Phuket Town, farther south and east. We did not find Google reviews for any of these schools, so we recommend visiting them and speaking to current parents. UWC Thailand's parent reviews on a school-review site are very positive but few in number.

HealthHospitals and clinics

The island's main private hospitals, Bangkok Hospital Phuket and Bangkok Hospital Siriroj, are in and around Phuket Town, about 25 to 40 minutes away depending on traffic. Both are rated 4.6 out of 5 on Google (about 4,300 and 2,200 reviews). Reviewers regularly mention kind staff and English-speaking support. Bangkok Hospital Phuket also has a children's clinic. For routine care, clinics are closer, around Laguna and Boat Avenue.

Golf, padel and activitiesSports and things to do

Laguna Golf Phuket (4.4 out of 5 on about 725 Google reviews) and Blue Canyon Country Club (4.4 on about 1,100) are both within reach of Layan: Laguna Golf is close, and Blue Canyon is roughly 20 to 30 minutes away. Reviewers praise the caddies and the coaching; one resident of Laguna mentions early-morning mowing noise, and another golfer notes that the hilly Blue Canyon layout is tiring after heavy rain. For padel, Padel Bay Indoor Club (4.6 on 89 reviews) is close to Layan, and Padel Phuket at Blue Tree (5.0 on more than 450 reviews) is in Cherngtalay.

The trade-offsWhat to weigh before you choose

Traffic builds on the main roads in high season, construction is ongoing across the area, and the sea is rough from May to October, with strong currents on this coast. Many neighbors are seasonal owners, so some streets feel quiet in the low season.

2. Bang Tao and Laguna: the most complete neighborhood on the west coast

The character. Bang Tao is the west coast's most international area. The long beach has hotels and beach clubs at its center, a quieter, hillier stretch to the north, and Laguna Phuket, a large, gated resort community with lagoons, a golf course and its own security, at the back. Bang Tao Beach is rated 4.5 out of 5 on nearly 2,900 Google reviews.

  • 20–30 minto the airport
  • 4.5 ★Bang Tao Beach, Google rating
  • 10–20 minHeadStart, UWC (BISP 25–35)
  • 20–35 minto the main hospitals

Why families choose it

  • Shops, clinics and restaurants within about 10 minutes
  • Laguna: gated resort community with golf
  • Padel Phuket at Blue Tree, listed as the biggest padel center

Worth knowing

  • The busiest part of the coast: Route 4030 is congested in high season
  • Beach-club noise on weekend evenings
  • Dangerous sea May–Oct (red flags)
Daily lifeShops, restaurants and everyday routine

This is where the infrastructure is. Boat Avenue is the neighborhood's small downtown, with a premium supermarket, clinics, restaurants and fitness studios; Porto de Phuket offers a food hall and a long list of restaurants. Many families live here because almost everything is within 10 minutes.

SchoolsInternational schools nearby

HeadStart has a campus in Cherngtalay, and UWC Thailand is in nearby Thalang, both typically 10 to 20 minutes from Bang Tao. BISP is in Koh Kaew and is a longer drive, usually 25 to 35 minutes, more at rush hour. Parents often choose a home based on the school-run time, so test the drive at 7:30 am before you commit.

HealthHospitals and clinics

The closest large hospitals (Bangkok Hospital Phuket and Siriroj) are about 20 to 35 minutes away. There are also clinics in Laguna, Cherngtalay and around Boat Avenue.

Golf, padel and activitiesSports and things to do

Laguna Golf is inside the resort; Blue Canyon and other courses such as Loch Palm are a drive away. Padel Phuket at Blue Tree, in Cherngtalay, is listed as the biggest padel center in Phuket (4 covered and 2 outdoor courts, 5.0 out of 5 on 457 Google reviews). Note that the Blue Tree water park closed in August 2024, though the padel courts, skate park and trails remain.

The trade-offsWhat to weigh before you choose

This is also the busiest part of the coast: Route 4030 is congested in high season, beach clubs can be heard on weekend evenings, and construction continues. The sea is dangerous in the monsoon, with red-flag days from May to October.

3. Surin: small, exclusive and quiet

The character. Surin is a small crescent beach with a handful of upscale villas and condos on the headland. Many villas belong to seasonal owners, so the area is peaceful, and a lot of people who say they live "in Surin" actually live a few minutes inland in Cherngtalay.

  • 25–35 minto the airport
  • Nov–Aprbest season for swimming
  • 15–30 minHeadStart (Cherngtalay) is closest
  • 30–40 minto Bangkok Hospital Phuket

Why families choose it

  • Small, upscale and peaceful
  • Bang Tao services 10–15 min away
  • Sunset seafood at the north end of the beach

Worth knowing

  • Rough, eroded beach May–Oct
  • Traffic on the coast road in high season
  • Hill villas: ask about water pressure
Daily lifeShops, restaurants and everyday routine

Surin has no beach club of its own, but Bang Tao's beach clubs, Boat Avenue and the supermarkets are about 10 to 15 minutes away. Sunset seafood restaurants line the north end of the beach.

Schools and healthInternational schools, hospitals and clinics

The international schools are 15 to 30 minutes away (HeadStart's Cherngtalay campus is the closest). Bangkok Hospital Phuket is about 30 to 40 minutes away.

The trade-offsWhat to weigh before you choose

The beach is excellent from November to April but rough and eroded from May to October. Traffic on the coastal road builds in high season, and the hill villas around Surin, Kamala and Cherngtalay are the first to feel water pressure drop at the end of the dry season, a good question for any viewing.

4. Kamala: village life with hillside villas

Kamala Beach and its bay. Photo: govertvissers, CC BY-SA 3.0, via Wikimedia Commons; resized.

The character. Kamala is a crescent bay with a Thai fishing village, a morning market, temples and restaurants favored by long-term residents. Retirees, remote workers and young families live here, and the hills above the bay hold villas with sea views. Kamala Beach is rated 4.4 out of 5 on almost 4,000 Google reviews.

  • 25–35 minto the airport
  • 4.4 ★Kamala Beach, Google rating
  • 20–30 minno international school in Kamala
  • 15–40 minPatong clinic / main hospital

Why families choose it

  • Village atmosphere with a morning market
  • Hillside villas with sea views
  • Popular with retirees, remote workers and families

Worth knowing

  • No international school or major hospital on site
  • Winding road; some low streets flood Sept–Oct
  • Swimming not advised May–Oct
Daily lifeShops, restaurants and everyday routine

Kamala has everyday shops and a morning market, but its supermarkets are basic; larger stores are at Surin, Cherngtalay or Patong, about 10 to 15 minutes away. Patong's nightlife is about 15 minutes south.

Schools and healthInternational schools, hospitals and clinics

There is no international school in Kamala: BISP and UWC are about 25 to 30 minutes away and HeadStart's Cherngtalay campus about 20 minutes. There is no major hospital in Kamala either; Bangkok Hospital Phuket has a clinic in Patong (about 15 to 20 minutes) and its main campus in Phuket Town is about 35 to 40 minutes away.

The trade-offsWhat to weigh before you choose

The coast road is winding and slow in the rain, some low streets flood in September and October, and swimming is not recommended from May to October. Hill villas can have steep access roads, so check how you would reach the house with luggage and groceries.

5. Rawai and Nai Harn: the south's expat community

Nai Harn Bay with rocks and small islands, southern Phuket

The character. Rawai and Nai Harn, at the island's southern tip, have the longest-established expat community on Phuket: retirees, remote workers and families who have lived there for years. Nai Harn Beach is rated 4.6 out of 5 on more than 2,100 Google reviews; visitors mention its sunsets, soft sand and sun loungers at about 200 baht, and one reviewer calls it their favorite beach on the island. Rawai Beach itself is a working shoreline for fishing boats and is not a swimming beach. Nai Harn's lake is the local meeting place for jogging, yoga and coffee.

  • 45–60 minto the airport
  • 4.6 ★Nai Harn Beach, Google rating
  • 15–20 minBCIS, HeadStart (BISP over 1 h)
  • 20–25 minto Bangkok Hospital Phuket

Why families choose it

  • The island's longest-established expat community
  • Nai Harn lake, beach and sunsets
  • Rawai Padel, seafood market, Muay Thai and yoga

Worth knowing

  • Farthest area from the airport
  • Long school commutes to the north
  • Some low-lying streets flood in heavy rain
Daily lifeShops, restaurants and everyday routine

Rawai has a well-known seafood market, a pier for island boat trips, Rawai Padel (5.0 out of 5 on about 250 Google reviews), yoga studios and Muay Thai gyms. There are no large malls; people drive to Chalong or Phuket Town for big shops.

Schools and healthInternational schools, hospitals and clinics

Closer international schools include BCIS in Chalong (about 15 minutes), Lighthouse in Rawai, and HeadStart (about 20 minutes). BISP and UWC are far to the north: expect over an hour at school times. Bangkok Hospital Phuket is about 20 to 25 minutes away.

The trade-offsWhat to weigh before you choose

It is the farthest area from the airport (about 45 to 60 minutes), school commutes to the north are long, and some low-lying streets flood in heavy rain, so ask about the flood history of any property.

6. Cape Yamu: privacy on the east coast

Pier and fishing boat at Ao Po on Phuket's east coast
Ao Po on Phuket's east coast, near Cape Yamu (not Cape Yamu itself). Photo: edwin.11, CC BY 2.0, via Wikimedia Commons; resized.

The character. Cape Yamu is a quiet peninsula on Phang Nga Bay, on the east coast. The bay's limestone islands replace the west coast's surf, and the pace is slower. Access is by a single road, the villas are large and private, and the area is at the very top of the market. COMO Point Yamu, at the tip of the peninsula, is rated 4.8 out of 5 on about 1,500 Google reviews. Do not confuse Cape Yamu with Cape Panwa and Sri Panwa, which are in a different part of the island in the southeast.

  • 25–35 minto the airport
  • Calm bayPhang Nga Bay, no surf beach
  • Ask usschool drive times not verified
  • About 20 kmto Bangkok Hospital Phuket

Why families choose it

  • Privacy, large villas and sea views
  • COMO Point Yamu: 4.8 ★ on Google
  • Ao Po Grand Marina about 20–25 min away

Worth knowing

  • Single access road; limited local shops
  • Phuket Town 25–30 min away
  • No west-coast-style swimming beach
Daily lifeShops, restaurants and everyday routine

Cape Yamu is for buyers who value privacy and sea views over beach life: there is no west-coast-style swimming beach, and local shops are limited, so Phuket Town (25 to 30 minutes) and the airport (25 to 35 minutes) are the practical anchors. According to COMO Point Yamu's travel guide, Ao Po Grand Marina is about 20 to 25 minutes away and Mission Hills Golf about 30 minutes away.

Schools and healthInternational schools, hospitals and clinics

We have not verified school and hospital drive times from the peninsula. Bangkok Hospital Phuket is about 20 km away; ask us for current drive times when you shortlist a property.

Schools, hospitals and health care across the island

International schools. The island's international options include BISP and UWC Thailand (IB), HeadStart (British curriculum), QSI, BCIS and Kajonkiet, among others. They are spread out, so the school you choose often decides the neighborhood. We did not find Google reviews for any of them, so visit in person, ask for a parent contact, and compare tuition and bus routes directly with each school.

Hospitals. Bangkok Hospital Phuket (Joint Commission International accredited, with a 24-hour emergency department and a children's clinic) and Bangkok Hospital Siriroj are both rated 4.6 out of 5 on Google. Reviewers praise the doctors' kindness and the interpreters; one parent thanks the team for five years of care for their son. Mission Hospital Phuket scores lower (3.0 out of 5 on about 640 reviews). Some reviewers mention high costs, so ask your insurer about direct billing before you need it.
