Phuket real estate agency · Sell your property

Sell your villa or apartment in Phuket to the right buyers, in Thailand, France and Monaco.

A real estate agency based in Phuket: free valuation, marketing, remote viewings and negotiation through to signing. You do not need to be on the island.

The challenge

Selling well takes more than putting a property online. Few owners have the time to do it.

A price that works against you

Too high and the property sits on the market; too low and you leave money behind. Without a clear view of comparable properties, it is hard to know.

Not reaching the right buyers

A listing on a few portals only reaches part of the market. International buyers of high-end property often rely on trusted advisers in their own country.

A presentation that undersells it

Weak photos, missing documents or an unclear ownership type put buyers off before the first viewing.

Distance, time and paperwork

Viewings, calls and negotiation across time zones, then title, transfer and tax questions to coordinate with your lawyer.

You live in Phuket

You know the island, but selling is another job.

You know the market from the outside, but selling a high-end property means pricing it properly, presenting it well, answering buyers at all hours and negotiating. We handle the whole sale, so you stay in charge of the decisions without spending your time on viewings and calls.

You live abroad

You can sell without travelling.

Buyers want to see a property before they commit. We organise filmed tours and live video viewings with an agent on site, answer enquiries and negotiate for you, and coordinate with your lawyer up to the signing, so you do not have to come to Phuket for the sale.

What we do not do

We do not replace your lawyer or your tax adviser. We prepare the sale file and coordinate with them; legal and tax questions are for them. Our opinion of value is indicative: it is not a certified appraisal.

Your questions about selling a property in Phuket

What does your sale service include?

We handle the whole sale. We start with a free valuation, then prepare the marketing: professional photos and video, and a detailed listing in English and French. We introduce your property to our clients in Monaco, France and Thailand, in public or in private, and organise filmed tours, live video viewings with an agent on site and visits on the spot.

We answer enquiries, qualify buyers, negotiate on your behalf, pass you every offer for your decision, and prepare the sale file with your lawyer through to signing. You choose how involved you want to be.

How does the free valuation work?

It is an indicative opinion of value, not a certified appraisal. We talk about your property and your plans, visit it (on site or by video), compare it with similar properties for sale in your area, and send you a written recommendation: a price range, the positioning we advise and the way we would present the property.

It is free and carries no obligation. Want to start? Contact us to book your valuation.

Can you sell my property discreetly?

Yes. If you prefer not to publish your property, we present it privately to our clients, with no public listing, and you decide who sees it. This protects your privacy and avoids a listing that lingers publicly.

To discuss a private sale, contact us.

Who are your buyers?

Our own clients, in Monaco, France and Thailand, together with the buyers who find us through our website in English and French. We introduce your property to the ones whose search matches it, so you meet serious buyers rather than a long list of enquiries.

Can I sell from abroad?

Yes, it is very common. Buyers can see your property through a filmed tour or a live video viewing with an agent on site, and we visit with those who want to see it in person. We answer enquiries, negotiate for you and keep you informed, and you validate every offer.

The signing itself depends on your situation: your lawyer confirms the options, including if you cannot be present in person. We coordinate with them so the sale runs smoothly.

Can a foreigner sell property in Thailand?

In general, yes. Foreign owners can sell what they own in Thailand, whether it is a condominium unit or a house held through a registered right over the land. The costs of selling usually include a government transfer fee and, depending on how long you have owned the property and how you hold it, taxes such as a specific business tax or a withholding tax, and stamp duty. Who pays what is set in the sale agreement.

These rules depend on your situation and change over time. We do not give legal or tax advice: we coordinate with your lawyer and your accountant. We also offer consulting with our experts to prepare your sale. Contact us to talk it through.

Which documents do I need to sell?

The list depends on your property. In general, you need the documents that prove your ownership, such as the title deed or the condominium title, proof of the ownership structure, your identification and, for a condominium, a statement from the building's management that the charges are paid. Your lawyer confirms the exact list for your case.

We help you gather them early, because missing papers slow a sale down.

How long does it take to sell?

No one can promise a date: it depends on the price, the type of property, its location and the market. At the valuation we give you a realistic expectation, and if the market tells us something different, we review the price and the strategy with you.

Can you prepare my property before the sale?

Yes. Our property management team can clean, repair and refresh the property before the photos and the viewings, and keep it in order during the sale. A property that looks cared for sells better.
